By virtue of an Order of Sale No. CV2026 05 1912 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 11TH DAY
OF DECEMBER, A.D., 2026
at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

The land referred to in this policy is situated in the City of Akron, County of Summit, State of OH, and is described as follows:
And known as being the South 1/2 of Lot No. 32 in John F. Uhler's Springfield (Springhill) Allotment, as recorded in Plat Book 6, Page 60 of Summit County Records of Plats. Said premises having a frontage of 25 feet on Garfield Street, having a depth of 129 feet and being 25 feet wide in rear, as shown by above referred to plat, be the same more or less, but subject to all legal highways.
Being the same premises conveyed from estate of Anthony R. Pless, deceased to Tisha Pless in a deed dated 09/30/2022 and recorded date 10/13/2022 in Instrument Number 56773317 of the official records.
Property located at: 766 Garfield Street, Akron, OH 44310.
Property appraised at: Fifty-one Thousand Dollars ($51,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
