By virtue of an Order of Sale No. CV2026 04 1499 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit, and State of Ohio:
And known as being all of Lot Number 58 and part of Lot Number 59 of the P.T. McCourt Allotment as recorded in Plat Book 34, Pages 44-51 of Summit County Records, further bounded and described as follows:
Beginning at the northwest corner of said Lot Number 58, thence N. 88° 43' 45" East along the north line of said Lots Numbered 58 and 59, a distance of 40.00 feet to a point; thence S. 9° 51' 44" East a distance of 123.55 feet to a point in the south line of said Lot Number 59; thence southeasterly along the south line of said Lots Numbered 59 and 58 on a curve to the left having a radius of 974.253 feet, a central angle of 2° 56' 11" and a chord which bears S. 77° 36' 26" West 49.92 feet, a distance of 49.93 feet to a point of reverse curve; thence northwesterly on a curve to the right having a radius of 10.00 feet a central angle of 103° 51' 40" and a chord which bears N. 51° 55' 50" West 15.75 feet a distance of 18.13 feet to a point of tangent; thence north along the west line of said Lot Number 58, a distance of 120.78 feet to the place of beginning.

Property appraised at: Seventy-five Thousand Dollars ($75,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 18th day of December, 2026. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
