By virtue of an Order of Sale No. CV2026 06 2800 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 4TH DAY

OF DECEMBER, A.D., 2026

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Copley of Township, County of Summit and State of Ohio:

And known as being Sublot No. 104 in West Ridge Estates Subdivision Phase 3 of part of Original Copley Township Lot No. 11 as shown by the plat recorded in Reception No. 55045861 of Summit County Records.

Prior Deed Reference: Deed from John C. Clark and Christy C. Clark, to John D. Roll, recorded on 04/16/2019 as Instrument No. 56457015 of Summit County Records.

 

Property located at: 4789 Quincy Drive, Copley, OH 44321.

Property appraised at: Four Hundred Twenty Thousand Dollars ($420,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 18th day of December, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
