By virtue of an Order of Sale No. CV2025 12 5794 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the County of Summit, in the State of Ohio and in the City of Akron:
And known as being Lot No. Three Hundred Fourteen (314) in William A. Johnston's Allenside Allotment as recorded in Plat Book 24, Pages 48, 49 and 50. Said premises being 45 feet front on the North side of Allenford Street.
Deed Reference Number: Dated June 17, 1985, filed June 20, 1985, recorded in Official Records Volume 7093, Page 192, Summit County, Ohio records.
Property located at: 451 Allenford Street, Akron, OH 44314.
Property appraised at: Ninety-nine Thousand Dollars ($99,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 6th day of November, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
