By virtue of an Order of Sale No. CV2021 10 3232 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio:

And known as being part of Lot E in Tract 3 of said township and more fully described as follows:

Beginning at a point in the Easterly line of said lot and tract and the centerline of the East Akron Massillon Road, which is South 0 degrees 32 minutes 3 seconds West, along said line 838.2 feet from a drill hole in the pavement at the intersection of said centerline of the Krumroy Myersville Road; thence South 0 degrees 32 minutes 3 seconds West along said centerline of the East Akron Massillon Road, 64.39 feet; thence North 88 degrees 33 minutes 45 seconds West 676.15 feet to an iron pipe; thence North 0 degrees 45 minutes East, 64.39 feet to an iron pipe; thence South 88 degrees 33 minutes 45 seconds East 676.50 feet to the place of beginning and containing as surveyed March 20, 1935, by S. G. Swigart and Son, 1 acre of land.

This being the same property conveyed to Walter N. Hopkins, Jr. and Lynn C. Hopkins, husband and wife, for their joint lives, remainder to the survivor of them by Walter N. Hopkins, a single man in Vol. 7466, Page 349 executed 07/04/1987 and recorded 08/10/1987, Summit County Records, State of Ohio.

Property appraised at: Ninety-six Thousand Dollars ($96,000.00).

The appraisal was completed based on an exterior view of the property only.

MINIMUM BID SHALL NOT BE LESS THAN 2/3 OF THE DIFFERENCE BETWEEN THE APPRAISED VALUE OF THE REAL ESTATE AND THE AMOUNT REMAINING UNPAID ON THE CLAIM OR OBLIGATION SECURED BY THE FRIST MORTGAGE IN FAVOR OF THE DEFENDANT, PNC BANK, NA. APPRAISAL IS $96,000.00. JUDGMENT OF PNC BANK, NA IS $62,642.02. $96,000.00 - $62,642.02 = $33,357.98. $33,357.98 X 2/3 = $22,238.65. OPENING BID IS $22,238.65."

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
