By virtue of an Order of Sale No. CV2025 03 1449 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 15TH DAY

OF MAY, A.D., 2026

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being part of Lots Thirteen (13) and Fourteen (14), Tract Six (6), and described as follows:

Beginning at an iron pin in the North line of Rosalind Court (a 40 foot court), which pin is located from the Northwest corner of lands to Gustave Sommers and recorded in Volume 161, Page 67, in Summit County Records of Deeds, North 61 deg. 8' East, one hundred two and fifty-eight hundredths (102.58) feet and South 43 deg. 24' East along the North line of Rosalind Court, one hundred twenty-five and thirty hundredths (125.30) feet to an iron pin being the place of beginning to describe the following premises; thence Northerly at right angles to the North line of Rosalind Court, ninety (90) feet to an iron pin; thence South 43 deg. 24' East, thirty-seven (37) feet to an iron pin; thence Southerly at right angles to the North line of Rosalind Court, ninety (90) feet to an iron pin in the North line of Rosalind Court; thence North 43 deg. 24' West, thirty-seven (37) feet to an iron pin and being the place of beginning. Said premises are subject to a sewer which shall pass through the East part of the above described premises from the South to the North end of said premises where the present driveway is located, and the said Grantors, their heirs and assigns, except and reserves the right to construct, maintain and keep in repair and sewer and enter thereon to do the same from time to time as may be necessary and do the same in a workmanlike manner, also except and reserve from the above premises, the South two and five hundredths (2.05) feet, which was heretofore granted to the City of Akron, Ohio, for street purposes as shown by said recorded street plat in Summit County Records. Said beginning point more definitely described as beginning at the point of intersection of the Northerly line of Rosalind Court before two and one-half (2 1/2) feet were dedicated, and the extension of the Northeasterly line of Lot One (1), Lesser Allotment, recorded in Plat Book 28, Pages 39 and 40, extended Easterly; thence South 43 deg. 24' East along the North line of Rosalind Court, one hundred twenty-five and thirty hundredths (125.30) feet to the true place of beginning, be the same more or less, but subject to all legal highways.

Property appraised at: Thirty Thousand Dollars ($30,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
