By virtue of an Order of Sale No. CV2025 03 1000 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 15TH DAY
OF MAY, A.D., 2026
at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:
And known as being a part of Sublot No. 9 in an allotment made for William J. Hogue, and recorded in Plat Book 4, Page 24, of the Summit County Records and bounded as follows:
Beginning at a point in the East line of Dayton Street, 47.04 feet North of the South line of said Lot No. 9; thence East 129.94 feet parallel with the South line of said Lot No. 9 to a point; thence North 47 feet parallel with the East line of Dayton Street to a point; thence West 129.94 feet parallel with the South line of said Lot No. 9, to a point in the East line of Dayton Street; thence South along the East line of Dayton Street, to the place of beginning, be the same more or less, but subject to all legal highways.
Property located at: 753 Dayton Street, Akron, OH 44310.
Property appraised at: Sixty Thousand Dollars ($60,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
