By virtue of an Order of Sale No. CV2025 11 5614 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 15TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio:
And known as being a part of Lots 12 and 13 in the Salmon Subdivision as recorded in Plat Book 46, Pages 43 and 44 of Summit County Record of Plats and more fully described as follows:
Beginning at an iron pipe set on the Easterly line of said Lot 13 which point bears S. 09 deg. 25' E. along the Easterly line of said Lot 12 and 13, a distance of 128.92 feet to an iron pipe; thence S. 80 deg. 35' W., parallel to the Southerly line of said Lot 13 and a perpendicular a distance of 30.00 feet Southerly from said line, a distance of 235.83 feet to an iron pipe on the Westerly line of Lot 12; thence North 25 deg. 02' W., along the Westerly line of Lots 12 and 13, a distance of 97.53 feet to an iron pipe; thence N. 72 deg. 58' 50" E., a distance of 264.41 feet to the place of beginning.

Property located at: 3234 Salmon Drive, Akron, OH 44312.
Property appraised at: Two Hundred One Thousand Dollars ($201,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 5th day of June, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
