By virtue of an Order of Sale No. CV2024 12 5264 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Village of Clinton, Summit County, Ohio and known as being part of Section 29 of the former Franklin Township, Township 2 North, Range 10 West, also being part of land conveyed to John L. Crasi by deeds recorded in Document Numbers 56482046 and 56482047 of the Summit County Records and more fully described as follows:
Commencing at a MAG nail set at the intersection of Van Buren Road (60 foot right of way, County Highway 60) and the Southerly quarter section line of the Northeast quarter of said Section 29, also being the Northerly quarter section line of the Southeast quarter of said Section 29; thence N. 52 deg. 44' 40" E., 102.44 feet along the centerline of said Van Buren Road to the true place of beginning for the land herein described, witness a capped rebar set (5/8 inch diameter, 30 inches long, cap marked "CORDI 8270", typical), S. 30 deg. 03' 34" E., 30.24 feet on the Southerly right of way line of said Van Buren Road;
1) Thence S. 30 deg. 03' 34" E., 902.49 feet along the new division line to a capped rebar set on the Northerly line of a parcel now or formerly owned by Karen R. Todd, Trustee as recorded in Document Number 56213294 of the Summit County Records;
2) Thence S. 82 deg. 12' 45" W., 170.00 feet along the Northerly line of said Todd parcel to a capped rebar found (marked "MOINE") on the Easterly line of a parcel now or formerly owned by Daniel W. Jones as recorded in Document Number 55979440 of the Summit County Records;
3) Thence N. 01 deg. 43' 33" E., 101.67 feet along the Easterly line of said Jones parcel to a capped rebar set at the Easterly corner of said Jones parcel;
4) Thence N. 44 deg. 56' 25" W., 739.36 feet along the Northeasterly line of said Jones parcel to the centerline of said Van Buren Road, witness a capped rebar found (marked "LOCKHART") S. 44 deg. 56' 25" E., 30.80 feet;
5) Thence N. 52 deg. 44' 40" E., 295.97 feet along the centerline of said Van Buren Road to the true place of beginning and containing 3.7559 total acres of land of which 0.2011 acre is within the right of way limits of said Van Buren Road as surveyed by Jeffrey A. Cordi (Ohio Professional Surveyor Number 8270) in April of 2021 and subject to all legal highways, easements, and restrictions of record. Bearings are based on the record survey recorded in Document Number 55345143, Summit County Records.

Property appraised at: Three Hundred Fifty-seven Thousand Dollars ($357,000.00).

Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at
https://summit.sheriffsaleauction.ohio.gov on the 5th day of June, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
