By virtue of an Order of Sale No. CV2025 04 1596 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the City of Akron, County of Summit and State of Ohio:
Known as being part of Lots Numbers 14 and 15, West of the Portage Path and known as Lot #20 of the Pleasant View Allotment, as surveyed and numbered by Charles Fish, Surveyor for T.W. Kimber and Cassie L. Mottinger, a plat of which is recorded in Plat Book 20, Pages 74, 75 and 76, Summit County Records of Plats.

Property located at: 700 Glendora Avenue, Akron, OH 44320.
Property appraised at: One Hundred Five Thousand Dollars ($105,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
