By virtue of an Order of Sale No. CV2025 05 2012 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being part of Original Copley Township, Lot 5 in said Township and further described as follows:
Beginning at a point on the centerline of Revere Rd., which is North 1 deg. 00' East a distance of 1226.75 feet from the intersection of said centerline with the South line of said Lot 5; thence North 00 deg. 34'55" East a distance of 119.05 feet still along said road center to the true place of beginning of land herein described; thence South 88 deg. 59' 05" East a distance of 290.50 feet to a point; thence N 00 deg. 34' 55" East and parallel with the center line of said road distance of 150.00 feet to a point; thence North 88 deg. 59' 05" West a distance of 290.50 feet to the centerline of Revere Rd. aforesaid; thence South 00 deg. 34' 55" East a distance of 150 feet to the place of beginning and containing 1 acre of land.

Property appraised at: Three Hundred Thirty Thousand Dollars ($330,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 20th day of March, 2026. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
