By virtue of an Order of Sale No. CV2025 02 0602 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Beginning at the Southeast corner of said Lot 276; thence Westerly along the South line of said Lot 276, a distance of eight feet to the true place of beginning; thence continuing Westerly along said South lot line, a distance of 12 feet to a point, said point being at the West property line of the East one half of said Lot 276 (20 feet Westerly of the East line of said Lot (276); thence Northerly along said Westerly property line, a distance of 77.5 feet to a point; thence Southerly along the expressway right-of-way line of the true place of beginning and containing about 465 sq. feet (0.0107 acres) more or less. Property appraised at: Sixty-three Thousand Dollars ($63,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at
