By virtue of an Order of Sale No. CV2025 03 1020 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Beginning at the Southeast Corner of Lot No. 34 in Matilda Youtz Allotment, P.B. 14, Pg. 30; Thence Northeasterly along the allotment line, North 2 deg. 00' East a distance of 104.13 feet to an iron pipe, said line also being the West line of the Firestone Park Allotment No. 3 as recorded in P.B. 40, Pg. 46-49 of the Summit County Records; Thence Northwesterly North 88 deg. 00' West a distance of 119.92 feet to a point; Thence Northeasterly North 2 deg. 00' East a distance of 12.00 feet to a point, said point falling inside a 30" tree, and the place of beginning for the parcel of land herein described; Thence Northwesterly North 88 deg. 00' West a distance of 60.50 feet to a 1" iron pipe; Thence Northeasterly North 2 deg. 00' East a distance of 130.30 feet to a rebar found at the back of a 5' concrete sidewalk on the South line of Catawba Avenue; Thence Southeasterly along said South line of Catawba Avenue, South 86 deg. 30' East a distance of 60.50 feet to a No. 5 rebar set; Thence Southwesterly South 2 deg. 00' West a distance of 128.71 feet to the place of beginning and containing 0.180 acres of land more or less. Property appraised at: Two Hundred Thirteen Thousand Dollars ($213,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 6th day of March, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
