Beginning at the center line intersection of the East Akron-Massillon Road and Koons Road each 60 feet wide; thence N. 71 deg. 49' W., a distance of 512.18 feet along the centerline of Koons Road to a point on the East line of a 13.88 acre tract conveyed to Mary Goodman and Helen Yerrick by deed recorded in Volume 1903, Page 291, Summit County Deed Records; thence N. 2 deg. 55' East along the East line of said Goodman and Yerrick Tract, 7.60 feet to a point at the Northeast corner of said tract; thence N. 77 deg. 39' W., along the North line of said tract, 47.99 feet to an iron pin which is the true place of beginning; thence continuing N. 77 deg. 39' W., a distance of 37.88 feet to a point which is on the centerline of Koons Road; thence N. 71 deg. 49' W., a distance of 62.12 feet along the center line of Koons Road to a point; thence N. 2 deg. 53' 44" E., a distance of 31.16 feet to an iron pin on the North line of Koons Road; thence continuing N. 2 deg. 53' 44" W., a distance of 299.84 feet to an iron pin on the North line of the Northeast quarter of Section (34) Thirty-four; thence S. 87 deg. 30' East along said North line, a distance of 97.13 feet to an iron pin; thence S. 2 deg. 52' 07" W., a distance of 354.27 feet to the place of beginning (an iron pin is set on the North line of Koons Road on this line) and containing .76 acres of land. Subject to all easements, covenants, conditions, reservations, leases and restrictions of record, all legal highways, all rights of way, all zoning, building and other laws, ordinances and regulations, all rights of tenants in possession, and all real estate taxes and assessments not yet due and payable.

The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
