By virtue of an Order of Sale No. CV2025 08 3772 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the City of Tallmadge, formerly in Original Tallmadge Township, County of Summit and State of Ohio:

And being a part of Lots 1, 2 and 5 in Tract 10, in said Tallmadge Township and also known as being Lot Number (1660) in Eastland Number Seven Allotment, the plat of which is not recorded and which is more fully bounded and described as follows:

Commencing at the Northeast corner of Tallmadge Road Allotment as recorded in Plat Book 23, Pages 1 to 6 of Summit County Records of Plats; thence North 40 deg. 24' West, (30) feet to the center line of the public road leading from Akron to Tallmadge; thence North 49 deg. 26' East, (502.55) feet in the center line of said road; thence North 40 deg. 30' West, (30) feet to a steel bolt set at and being the Southeasterly corner of a 6.25 acre tract of land formerly owned by Grace K. Together with that portion of Juni Avenue as vacated by Ordinance No. 53-1991. Being the same property as conveyed from Michael R. Malcolm, Jr. (HTTA Michael R. Malcolm, Jr.) and Michelle J. Malcom (HTTA Michelle J. Cupka), husband and wife to Lawrence Isaac, Jr. and Lawanda Renee Isaac, husband and wife, for their joint lives, remainder to the survivor of them as set forth in Deed Instrument 56569264, dated 08/24/2020, recorded 08/26/2020, Summit County, Ohio.

Property appraised at: Two Hundred Thirty-one Thousand Dollars ($231,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 6th day of February, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
