By virtue of an Order of Sale No. CV2025 05 2064 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the City of Barberton, County of Summit and State of Ohio:
Known as being a part of Sublot No. 33 of Palmers Addition as recorded in Plat Book 7, Page 8 of the Summit County Records of Plats; conveyed to Grantor as a portion of Parcel D of the deed recorded in Volume 3401, Page 473 of the Summit County Records; and being more fully described as follows:
Beginning at a solid No. 5 bar set with Cap No. 6183 at the Northeast corner of said Sublot No. 33; this being the true place of beginning; thence along the East line of said Sublot No. 33, S. 02 deg. 48' 00" W., a distace of 140.00 feet to a solid No. 5 bar set with Cap No. 6183 at the Southeast corner of Sub Lot No. 33 and the North line of a sixteen (16.00') foot wide alley; thence along the South line of Sublot No. 33 and the North line of said alley N. 87 deg. 12' 00" W., a distance of 19.50 feet to a solid No. 5 bar set with Cap No. 6183; thence N. 02 deg. 48' 00" E. a distance of 140.00 feet to a solid No. 5 bar set with Cap No. 6183 on the North line of said Sublot No. 33 and the South line of Diamond Avenue (50' wide); thence along the North line of said Sublot No. 33 and the South line of Diamond Avenue S. 87 deg. 12' 00" E., a distance of 19.50 feet to the true place of beginning and containing 0.0627 acres of land, be the same more or less, as surveyed by John Michael Johanyak, Registered Professional Surveyor No. 6183 on July 27, 1989.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
