By virtue of an Order of Sale No. CV2024 11 5155 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Known as being part of Sublots No. 1 & 2 of the Clearview Subdivision as recorded in Plat Book 27, Page 16 of the Summit County Records of Plats and being more fully described as follows:

Beginning at an iron pin found at the Northwest corner of Sublot No. 1, S. 88 deg. 44' 30" E., a distance of 150.50 feet to a Solid No. 5 bar set with Cap No. 6183; thence S. 01 deg. 15' 30" W., a distance of 209.14 feet to a Solid No. 5 bar set with Cap No. 6183 on the North line of Farr Road; thence along the North line of Farr Road, N. 88 deg. 44' 30" W., a distance of 174.16 feet to a Solid No. 5 bar set at the P.C. of a curve to the right having a radius 10 feet, a delta angle of 99 deg. 38' 00", a tangent of 11.84 feet, a chord of 15.28 feet, a chord bearing of N. 38 deg. 55' 01.7" W., an arc distance of 17.389 feet to the P.T. of said curve and a Solid No. 5 bar set with Cap No. 6183 on the Easterly line of Manchester Road (60' width); thence along the Easterly line of Manchester Road, N. 10 deg. 53' 30" W., a distance of 200.29 feet to the true place of beginning and containing 0.8069 acres of land as surveyed by John Michael Johanyak, Registered Professional Surveyor No. 6183 in December of 1989.

Property appraised at: Two Hundred Thirty-one Thousand Dollars ($231,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
