By virtue of an Order of Sale No. CV2025 05 2088 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Situated in the City of New Franklin, formerly the Township of Franklin, County of Summit and State of Ohio and known as being part of the Northwest quarter of Section 25 in said township and more fully described as follows:

Beginning at a 1 1/2" lead filled monument found at the Northwesterly corner of Sublot 191 in Nimisila Heights Allotment, 6th Addition as recorded in Plat Book 46, Page 123 of the Summit County Record of Plats (a 1 1/2" lead filled monument was found S. 00 deg. 36' 00" W., 817.59 feet being at the Northwesterly corner of Sublot 199 in said Nimisila Heights Allotment, 6th Addition); thence S. 00 deg. 36' 00" W., 398.71 feet along the Westerly line of said Nimisila Heights Allotment, 6th Addition to a point at the Northeasterly corner of a parcel deeded to K. & S. Facemire as recorded in Reception No. 54306370 of the Summit County Record of Deeds (a 5/8" capped #5916 rebar was found N. 89 deg. 46' 45" W., 0.20 feet from said point); thence N. 89 deg. 46' 45" W., 130.25 feet along the Northerly line of said Facemire parcel to a point at the Southwesterly corner of a parcel deeded to F. & J. A. Csonka as recorded in Reception Number 54298831 of the Summit County Record of Deeds (a 4" square concrete monument was found S. 00 deg. 14 05" W., 0.08 feet from said point) and the true place of beginning; thence continuing N. 89 deg. 46' 45" W., 173.96 feet to a point at the Southeasterly corner of a parcel deeded to M. A. Chula-Newman as recorded in Official Record 1276, Page 251 of the Summit County Record of Deeds (a 4" square concrete monument was found S. 00 deg. 14' 05" W., 0.20 feet from said point); thence N. 00 deg. 14' 05" E., 1019.74 feet along the Easterly line of said Chula-Newman parcel, passing over a 5/8" rebar set at 509.87 feet, to a 5/8" rebar set; thence S. 89 deg. 33' 12" E., 123.96 feet to a 5/8" rebar set; thence N. 00 deg. 14' 05" E., 809.32 feet to a mag nail set on the centerline of West Nimisila Road, C.H. 57, 60' wide, passing over a 5/8" rebar set 30.00 feet from said centerline; thence S. 89 deg. 33' 12" E., 50.00 feet along the said centerline of West Nimisilia Road to a mag nail set at the Northwesterly corner of said Csonka parcel (a 1/2" solid bar was found S. 89 deg. 33' 12" E., 1347.18 feet from said mag nail set, said solid bar at the centerline of intersection of West Nimisila Road with Myers Road); thence S. 00 deg. 14' 05" W., 1828.37 feet to the true place of beginning, passing over a 5/8" rebar set at 30.00 feet and containing 5.000 acres of land, more or less, as surveyed by Gary L. Phillips, Registered Surveyor No. 7189, with Gary L. Phillips and Associates, Inc., in October 2001, but subject to all legal roads, highways of record. Bearings contained herein are based on the bearing of S. 89 deg. 30' 00" E., for the centerline of West Nimisila Road, West of Renninger Road, as indicated in Official Record 775, Page 397 of the Summit County Record of Deed and are used to denote angles only.

 

Property located at: 0 W. Nimisila Road, V/L, Akron, OH 44319.

Property appraised at: Forty-five Thousand Dollars ($45,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 30th day of January, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
