By virtue of an Order of Sale No. CV2025 03 1153 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 16TH DAY

OF JANUARY, A.D., 2026

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Tallmadge, County of Summit and State of Ohio:

And known as being a part of Lot No. 3 and Lot No. 6 in Tract No. 16 of the city and more clearly described as follows:

Beginning at the point of intersection of line between said Lot No. 3 and Lot No. 6 and the center line of the Cuyahoga Falls-Mogadore Road (nka Southeast Avenue); thence North 45 deg. 11' West, along the center line of said road, 373.85 feet to a point and the true place of beginning of the land herein described; thence South 44 deg. 49' West, 622.28 feet to a point; thence North 45 deg. 11' West and parallel with the center line of said road, 70 feet to a point; thence North 44 deg. 49' East, 622.28 feet to a point in the center line of said road; thence South 45 deg. 11' East, 70 feet to the true place of beginning, containing one acre of land.

Prior Deed Reference: Deed from Sharon C. Jacobs and James E. Jacobs, to James E. Jacobs aka James Jacobs, recorded on 02/11/2019 as Instrument No. 56444641 of Summit County Records.

 

Property located at: 1484 Southeast Avenue, Tallmadge, OH 44278.

Property appraised at: One Hundred Thirty-five Thousand Dollars ($135,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 30th day of January, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
