By virtue of an Order of Sale No. CV2025 05 2043 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 31ST DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

PARCEL NO. 1:
Situated in the City of Akron, County of Summit and State of Ohio and known as being all of Lot Number 178 in L. H. Horner's 6th Reallotment as surveyed and numbered by J. A. Gehres, County Surveyor and recorded in Plat Book 11, Page 22 of the records of Summit County, Ohio, said lot having a street frontage of 37.99 feet and depth of 80.00 feet.
PARCEL NO. 2:
Situated in the City of Akron, County of Summit and State of Ohio and known as being the East one-half of Lot Number 177 in L. H. Horner's 6th Reallotment, the plat of which is recorded in Plat Book 11, Page 22 of the Summit County Records of Plats.
PARCEL NO. 3:
Situated in the City of Akron, County of Summit and State of Ohio and known as being part of Lot Number 134 in L. H. Horner's 5th Reallotment, the plat of which is recorded in Plat Book 10, Page 34 of the Summit County Records of Plats, and is more particularly described as follows:
Beginning at a point which is the Northeast corner of said Lot Number 134, which said point is also the Southeast corner of Lot Number 177 of L.H. Horner's 6th Reallotment, the plat of which is recorded in Plat Book 11, Page 22 of the Summit County Records of Plats; thence West, along the North line of said Lot Number 134 and the South line of said Lot Number 177, a distance of 19.00 feet to a point; thence South, along a line parallel to the West line of said Lot Number 134 and the East line of said Lot Number 176, a distance of 30.00 feet to a point; thence East to a point in the East line of said Lot Number 134, which point is the Southwest corner of said Lot Number 178 of the L. H. Horner's 6th Reallotment, above mentioned; thence North, along the East side of said Lot Number One 134 and West line of said Lot Number 178, a distance of 30.00 feet to the place of beginning, be the same more or less, but subject to all legal highways.

Property located at: 252 Oberlin Court, Akron, OH 44311.
Property appraised at: Thirty Thousand Dollars ($30,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 14th day of November, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
