By virtue of an Order of Sale No. CV2025 03 1025 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 22ND DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Hudson, County of Summit and State of Ohio:
And known as being residential Unit No. 75-214, together with an undivided .5784 interest in the common areas and facilities appertaining thereto, and garage Unit No. 75-23G, together with an undivided .0250 interest in the common areas and facilities appertaining thereto, in the Versailles at Hudson Condominium, the declaration and the by-laws of the condominium being recorded in Deed Volume 6568, Pages 23 through 108, inclusive, Summit County Deed Records and the drawings of the condominium records, being the same more or less, but subject to all legal highways.

Property appraised at: Ninety Thousand Dollars ($90,000.00).
The appraisal was completed based on an exterior view of the property only.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 5th day of September, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
