(Plat Bearing), 195.00 feet to a point; thence Southwesterly, S. 89 deg. 43' 19" W., 25.00 feet to a drill hole set; thence Southeasterly along the Westerly right of way of Coburn Street, S. 0 deg. 01' 50" E., 196.32 feet to a drill hole set at the true place of beginning for the land herein described; thence Southeasterly continuing along the Westerly right of way of Coburn Street, S. 0 deg. 01' 50" E., 65.00 feet to a drill hole set; thence Southwesterly S. 89 deg. 57' 10" W., 202.14 feet to a capped number five rebar found; thence Northwesterly along the Easterly line of land owned by R. and C. Jr. and B. L. Hale (O.R. 459, Pg. 624), N. 0 deg. 02' 50" W., 19.90 feet to a capped number five rebar found; thence Southwesterly along the Northerly line of said Hale land, S. 89 deg. 43' 19" W., 10.19 feet to a capped number five rebar found; thence Northwesterly along the Easterly line of said Hale land, N. 0 deg. 33' 22" W., 45.14 feet to a capped number five rebar found; thence Northeasterly, N. 89 deg. 57' 10" E., 212.74 feet to the true place of beginning for the land herein described and containing 0.3124 of an acre of land as surveyed by Michael J. Hudik, Professional Surveyor (P.S. #6788) in December, 1998 and subject to all easements, restrictions and legal highways.

Property appraised at: One Hundred Forty-seven Thousand Dollars ($147,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
