By virtue of an Order of Sale No. CV2024 08 3662 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being part of Lot No. 5, Tract No. 5, Tract No. 9 formerly Tallmadge Township and more fully described as follows:

Beginning at a point in the North line of Eastwood Avenue; said point being the Southwest corner of the Eastland Allotment No. 3 as recorded in Plat Book 17, Pages 30-31, Summit County Records:

1) Thence North 2 deg. 3' 30" East along the West line of the aforesaid allotment a distance of 483.06 feet to a point; thence North 88 deg. 02' West 5.00 feet and the true place of beginning of the parcel of land herein described;

2) Thence North 88 deg. 02' West 171.76 feet to a point;

3) Thence North 1 deg. 58' East 125.00 feet to a point;

4) Thence South 88 deg. 02' East 175.96 feet to a point in the West line of the aforesaid allotment;

5) Thence South 2 deg. 3' 30" West along said allotment a distance of 50.00 feet to a point which is also the Northwest corner of a parcel of land now or formerly owned by L. W. and I. W. Radabaugh in Vol. 2154, Page 303, Summit County Records of Deeds;

6) Thence North 88 deg. 02' West 5.00 feet to a point;

7) Thence South 2 deg. 03' 30" West 75.00 feet to a point and the true place of beginning.

EXCEPTING from the above described parcel of land the West 25.00 feet to be used for roadway purposes.

Property appraised at: One Hundred Sixty-two Thousand Dollars ($162,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
