By virtue of an Order of Sale No. CV2024 09 3824 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 11TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio and known as being part of Lot No. 33 in the C. C. & R. D. Sherbondy's Allotment, the plat of which is recorded in the Recorder's Office of Summit County, Ohio, in Plat Book 6, Page 8, bounded and described as follows, to wit:
Beginning at a point in the Easterly line of Diagonal Road, said point being 179.80 feet Southwesterly from the intersection of the Easterly line of said Diagonal Road with the South line of Bellevue Avenue; thence East parallel to the South line of said Bellevue Avenue, 214.24 feet to the East line of said Lot No. 33; thence South along the East line of said Lot No. 33, 40.00 feet to the Southeast corner of said Lot No. 33; thence West along the South line of said Lot No. 33, said South line also being the North line of Perkins Park Subdivision as recorded in Plat Book 33, Page 5, Summit County Records of Plats, 227.26 feet to the East line of Herman Avenue; thence North along the East line of said Herman Avenue, 26.10 feet to the intersection of the East line of said Herman Avenue, with the Easterly line of said Diagonal Road; thence Northeasterly along the Easterly line of Diagonal Road 19.10 feet to the place of beginning.
Property located at: 1161 Diagonal Road, Akron, OH 44307.
Property appraised at: Sixty-three Thousand Dollars ($63,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
