By virtue of an Order of Sale No. CV2018 08 3354 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 16TH DAY
OF MAY, A.D., 2025
at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Cuyahoga Falls, County of Summit and State of Ohio:
And known as being part of 3 acre tract of land, also being part of Tract 1, formerly Tallmadge Township, now in the City of Cuyahoga Falls, in Block 34 of said city and known as being Lot 58 of the Select Allotment No. 2 as recorded in Transcribed Records Page 15, bounded and described as follows:
Beginning at a point in the centerline of May Avenue as dedicated to the public by deed recorded in Summit County Records, Book 486, Page 4, which point is 204 feet Westerly measured along said street center from the West line of Second Street; thence S. 31 deg. W., parallel with the West line of Second Street 182.5 feet to a point; thence N. 65 deg. W., parallel with said May Avenue 42 feet to a point; thence N. 31 deg. E., parallel with Westerly line of Second Street 182.5 feet to the center of May Avenue; thence S. 65 deg. 42.0 feet to the place of beginning.
Excepting therefrom the Northerly 22.5 feet which constitutes a part of the Southerly one-half of May Avenue as deeded for street purposes.

Property located at: 300 May Avenue, Cuyahoga Falls, OH 44221.
Property appraised at: One Hundred Twenty Thousand Dollars ($120,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 30th day of May, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
