Beginning at the intersection of the West line of said Section 12 and the center line of Rex Hill Road (now known as Turkeyfoot Lake Road, State Route 619); thence South 85 deg. 30' East, along the center line of said Rex Hill Road, a distance of 496.00 feet to an angle point; thence South 86 deg. East, continuing along the center line of said Rex Hill Road, a distance of 479.00 feet to a point; thence South 05 deg. 13' West, parallel to the West line of said Section 12, a distance of 378.63 feet to a point and the true place of beginning of the land herein described; thence South 05 deg. 13' West, continuing parallel to the West line of Section 12, a distance of 100.00 feet to a point; thence South 85 deg. 50' East, parallel to the North line of a 1.69 acre parcel of land conveyed to A. J. Heiman by deed recorded in Volume 1464, Page 526 of Summit County Records, a distance of 359.59 feet to a point in the West line of said 1.69 acre parcel of land; thence North 04 deg. 53' East, along the West line of said 1.69 acre parcel of land, a distance of 100.00 feet to a point; thence North 85 deg. 50' West, parallel to the North line of said 1.69 acre parcel of land, a distance of 358.85 feet to the true place of beginning, and containing 0.82 of an acre of land.

Property appraised at: One Hundred Sixty-eight Thousand Dollars ($168,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 18th day of April, 2025. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
