By virtue of an Order of Sale No. CV2022 12 4105to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 4TH DAY

OF APRIL, A.D., 2025

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

Known as being Unit Number 263 Millcreek Drive, Building Number 24 together with its percentage of interest in and to the common area and facilities of Canal Park Condominium as shown by the drawings of said Condominium recorded in Plat Cabinet G, Slides 965 through 978, of the Summit County Records of Plats and as further described in the Declaration of Condominium Ownership of Canal Park Condominiums as filed for record In Volume 6600 Page 823 of the Summit County Records and Addendum for Subphase 3C filed for record in Volume OR 884, Page 469, of the Summit County Records.

 

Property located at: 263 Millcreek Drive, Akron, OH 44307.

Property appraised at: One Hundred Fifty-three Thousand Dollars ($153,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 18th day of April, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
