By virtue of an Order of Sale No. CV2024 07 3161 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being part of Original Lot No. 47, formerly Hudson Township and described as follows:

Beginning at a point in the center line of Streetsboro Street, which point is South 89 deg. 35' 30" East, 2352.95 feet from a monument at the intersection of the center lines of Streetsboro Street and Oviatt Street as recorded in Plat Book 34, Page 18 of Summit County Records; thence continuing South 89 deg. 35' 30" East along the center line of Streetsboro Street 100.46 feet to a point and the Northwest corner of 33.00 acre parcel of land conveyed to Gertrude Parmelee by deed recorded in Volume 1424, Page 551-552 of Summit County Records; thence South 01 deg. 07' 20" West along the West line of said 33.00 acre parcel of land, a distance of 231.25 feet to an iron pin set; thence North 89 deg. 35' 30" West, 100.58 feet be an iron pin set; thence North 01 deg. 05' 30" East, 231.20 feet to the place of beginning, containing 0.53 acres of land.

Property appraised at: Four Hundred Five Thousand Dollars ($405,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
