By virtue of an Order of Sale No. CV2023 06 2130 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 3RD DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio:

And known as being part of Lot Number Three (3) in Tract Number Two (2) of said township; beginning at a point in the centerline of the Krumroy-Myersville Road, which point is a distance of 1956.11 feet Westerly from the Easterly line of said Tract 2, measuring along said center line of the Krumroy-Myersville Road; thence South 2 deg. 44' 40" West, a distance of 538.40 feet to a point which is the true place of beginning; thence Easterly along a line parallel to the center line of said Krumroy-Myersville Road, a distance of 277.69 feet to a point; thence South 4 deg. 22' 30" West, a distance of 102.65 feet to a point; thence Westerly along a line parallel to the centerline of Krumroy-Myersville Road, a distance of 274.77 feet to a point which is in the center line of Knight Road, T.R. #433; thence North 2 deg. 44' 40" East along said center line of Knight Road, T.R. #433, a distance of 102.68 feet to the true place of beginning and containing .65 acre of land. Said premises are also known as Parcel Number Forty-three (43) of an unrecorded survey made by W. S. Mathews in November 1945, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Thirty-eight Thousand Dollars ($138,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
