By virtue of an Order of Sale No. CV2024 07 2942 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 27TH DAY

OF DECEMBER, A.D., 2024

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Northfield Center, County of Summit, and State of Ohio:

And known as being Sublot No. 44 in Broad Breck Development Corp. Brandywine Estates of part of original Northfield Township Lots Nos. 37 and 47 as shown by the recorded plat in Volume 74 of Maps, Pages 6 and 7 of Summit County Records, and being 81.99 feet on the Westerly side of Bayberry Drive, 78.54 feet on the curved aide of Bayberry Drive between the Westerly side of Bayberry Drive and the Southerly side of Bayberry Drive, 143.94 feet on the Northerly line which is also the Southerly aide of Bayberry Drive, 193.94 feet on the Southerly line, and 131.99 feet on the westerly line, as appears by said plat, be the same more or less, but subject to all legal highways.

Deed Reference Number: Dated March 17, 2016, filed March 21, 2016, recorded as Instrument Number 56198281, Summit County, Ohio records.

 

Property located at: 134 Bayberry Drive, Unit 20, Northfield, OH 44067.

Property appraised at: Three Hundred Six Thousand Dollars ($306,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 10th day of January, 2025. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
