By virtue of an Order of Sale No. CV2024 02 0854 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 13TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as Being a part of Lots 9, 10, 11, in John M. Robinson's Addition to Highland Park Allotment, the plat of which is recorded in the Recorder's Office of Summit County, Ohio, in Book 6, Page 35, and more fully bounded and described as follows:

Beginning at the Northeast corner of said Lot #9 on the West line of Madison Avenue; thence West along the North lines of Lots numbers 9, 10, and 11 a distance of 110 feet to a point in the North line of said lot #11, 10 feet distant from the Northeast corner thereof; thence South parallel with the 10 feet distance from the East line of said Lot #11, a distance of 33 feet to a point; thence East parallel with the North lines of Lots numbers 11, 10 and 9, a distance of 110 feet to a point in the East line of Lot #9 and West line of Madison Avenue; thence North along said lot and Street line a distance of 33 feet to the place of beginning. Be the same more or less, but subject to all legal highways.

Property appraised at: Fifty-four Thousand Dollars ($54,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 27th day of December, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
