By virtue of an Order of Sale No. CV2023 07 2607 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio, and more fully described as follows:
Known as being Lot No. 24 in Kenmore Park Allotment, as surveyed by R. S. Paul and recorded in Plat Book 7, Page 67 of Summit County Records.
PARCEL #2:
Situated in the City of Kenmore (now Akron), County of Summit and State of Ohio and being a parcel of land adjoining said Lot No. 24 on the South side of said lot, being a part of Lot No. 8, Tract No. 2, Coventry Township, beginning at the Southwesterly corner of said Lot No. 24; thence Southerly along the Wooster Road to corner of said Lot No. 24; thence Southerly along the Wooster Road to a stake; thence Easterly 140 feet parallel with the South line of said Lot No. 24 to an alley; thence Northerly 5 feet along the West line of said alley to the South line of said Lot No. 24; thence Westerly along the South line of said Lot No. 24, 140 feet to the place of beginning and containing .01 acre of land.
PARCEL #3:
Situated in the City of Kenmore (now Akron), County of Summit and State of Ohio and known as being the Easterly one-half of all of that part of the alley leading from Carey Avenue in the City of Akron as shall be at the rear of the above-described parcels of land. It being the intention of the Grantors to convey all that part of the alley which reverted to the owners of the above-described parcels of land upon the vacation thereof by the council of the Village of Kenmore, Ohio, upon Ordinance No. 105 of said village.

Property appraised at: Fifty-four Thousand Dollars ($54,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at
https://summit.sheriffsaleauction.ohio.gov on the 26th day of April, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
