Fiscal Officer Scalise announces new property value notices to be mailed

Akron, Ohio, – Summit County Fiscal Officer Kristen M. Scalise CPA, CFE has announced that the 2026 sexennial reappraisal has concluded and new property value notices will be mailed beginning July 20, 2026.
Ohio law mandates that the Fiscal Office assess all real estate situated in Summit County every six years. By law, each parcel’s value must be set at market value for tax year 2026. Since taxes are paid one year in arrears, value changes from the 2026 sexennial reappraisal will be reflected on tax bills mailed in January 2027.
During a sexennial reappraisal, county appraisers review and evaluate every parcel in the county. Summit County has approximately 262,000 parcels. To determine fair and accurate real property values, county appraisers divide residential properties into appraisal “neighborhoods”. Parcels within these neighborhoods share common characteristics and are affected by similar influences. Appraisers then analyze sales ratio reports from 2025 to determine where values are in relation to sales prices from the year immediately preceding the reappraisal year. Property values are then adjusted within each neighborhood to ensure they reflect current market levels as of January 1, 2026, the effective date of the reappraisal.
Property owners can meet with an appraiser to discuss their new value in one of three ways: virtually (appointment required), by phone, or in-person at a community meeting location. Phone and in-person meetings are available on a first-come, first-served basis.

New property values can be viewed online at https://fiscaloffice.summitoh.net/. Click on the “Property Tax and Appraisal” link under the real estate and appraisal tab to search for your property. Please ensure tax year 2026 is displayed in the drop-down menu.
Property owners can also visit the “2026 Reappraisal Dashboard” online at https://understanding-property-value-summitgis.hub.arcgis.com/. The Reappraisal Dashboard offers several helpful tools and resources for Summit County property owners, including: informational videos about the reappraisal process, information regarding how we value property and frequently asked questions, property value misconceptions and realities, an interactive map displaying recent valid real estate sales, tax district and neighborhood boundaries, and the apportionment of real estate tax within each taxing district (where do my tax dollars go).
